The First Home Owner Grant (FHOG) is a government incentive designed to help eligible first-time buyers get into the property market. While this grant is usually submitted by your bank or mortgage broker before settlement, sometimes it’s missed due to oversight, lender delays or incomplete paperwork.
If that’s happened to you don’t worry. Singh Property Transfers can step in and help you lodge a First Home Owner Grant refund application with the State Revenue Office (SRO) Victoria.
The First Home Owner Grant is a one-time, tax-free payment of $10,000 (for eligible homes valued up to $750,000) to assist with the purchase or construction of your first home in Victoria.
To qualify, you must:
Be a first-time home buyer purchasing a new or substantially renovated home
Intend to live in the property as your principal place of residence
Meet residency and citizenship eligibility criteria
Not have previously received the FHOG in any state or territory
If you were eligible but didn’t apply at the time of purchase, you may still be able to claim a refund retrospectively.
There are several common reasons your First Home Owner Grant may not have been submitted in time:
Your lender/broker forgot to submit it
You didn’t complete the FHOG application form
The grant was not applicable through your lender’s channel
The bank didn’t need it to fund your settlement, so it wasn’t prioritised
Regardless of the reason, you can still claim it after settlement you just need the right legal support.
